Haart estate agents is warning homeowners that they could end up losing thousands of pounds if they attempt a loft conversion without undertaking the necessary research. The value a conversion will add, the amount of available space and whether you have correct planning permission are all factors that need to be taken into account. "Converting a loft is becoming a lot more popular to help homeowners step up the property ladder," said Haart managing director Russell Jervis. "If a loft conversion is carried out properly it can certainly add to the value of a property. However it is important that homeowners follow some simple guidelines otherwise they could simply be pouring a lot of money down the drain." Now, not everyone who converts their loft into a more usable space is intent on increasing the value of their home, but those who are would be wise to pay heed to the following advice:
Value - Contact your local estate agent to find out how much value a loft conversion will add. Potential - Carefully assess the space to ascertain whether a conversion is worthwhile. Is there enough room to stand? Will it be a comfortable, useable space? Planning permission - Planning rules vary by area, so contact your local authority to check whether you need permission. Obtaining permission on its own may increase the attractiveness of your property to a potential buyer. Not for DIYers - Loft conversions are worth doing properly. They need to be finished off to a professional standard and bad loft conversions could even reduce the value of a property. Shop around - Obtain at least three quotes before opting for a builder. Ask to see similar lofts they have built. Use a good architect - A good architect will come up with innovative solutions to maximise your space. Create a living space - Ensure your loft conversion does not end up as a glorified storage room. To be classed as a living space, such as an extra bedroom, your loft conversion will need a proper staircase, windows and meet fire and building regulations. Consider a bathroom - If you are increasing your property to four or five bedrooms, consider adding a shower en-suite because people will expect two bathrooms in a house this size. Quality of finish - Builders will only install standard finishes unless instructed to do otherwise. Ensure that the additional room is in keeping with the rest of the property.
