Expert advice on how to spot structural problems A leading surveyor is warning of the dangers of not thoroughly checking your new home before buying.

With recent research showing around three in four home buyers do not conduct independent research into how sound their new home really is when they buy, Allied Surveyors is recommending buyers with larger deposits and those buying without a mortgage to look out for serious structural problems.

"Serious structural issues can prove incredibly expensive for a property owner and, if undetected for long periods of time, can cause many thousands of pounds worth of damage," commented Chris Rispin, Allied Surveyors technical director.

"While the relevance of any serious flaws would get picked up by a surveyor conducting a full structural survey on a property, they can often get missed or go unnoticed by the buyer."

Mr Rispin advises buyers to put more emphasis on the structural soundness of a property over "superficial failings such as unfashionable kitchen units or bathroom fittings and poor decoration", as these can be fixed quickly and easily for a minimal cost.

"Buyers who refrain from having a survey on any property they plan to purchase are taking a big risk and could face huge repair bills if these problems only become apparent once the sale has gone through," added Mr Rispin.
