Marketing your home as widely as possible is a key element in getting the best price

High levels of demand for property alone will not be enough to sell homes, a leading estate agent has warned.

Haart is warning sellers not to be complacent in the new year in spite of a 30 per cent rise in the number of buyers registering their interest with agents late last year.

The estate agent is offering its top tips for sellers to ensure the best price for their home, including how to market and price your home, as well as understanding your local market.

"Sellers should prepare their home to appeal to the main market demand in their specific area," explained Haart.

The estate agent recommends that if a location appeals to families then a seller could turn a study into a potential children's bedroom. If an area is popular with young professionals and if the property is a family home, sellers should consider removing children's toys and clutter.

Marketing a property as widely as possible is also very important, Haart says.

"To ensure sellers get the best price for their property they need to get as many viewings as possible. A good estate agent will market it widely via online and print advertisements.

"And if a seller opts for a large agent that belongs to a group, the agent could also draw on market knowledge from other agents within the group. Agents should also pro-actively contact potential vendors as soon as they are instructed," the estate agent explained.

Pricing is also a key point in the selling process Haart says.

"If a seller has picked an experienced estate agent and researched local prices, then they should be able to set an asking price that is correct for the property and the current market."
