Top Tips for a Quicker Sale

Top tips from GB Liners ltd Homeowners looking to sell-up quickly have been offered some helpful tips by a home moving and storage specialist.

Jon Rollinson, general manager of family run GB Liners , has suggested these top five tips for a quicker sale:

De-clutter

The first step is to de-clutter the home of years of accumulated personal possessions, which can repel prospective buyers. It is important to make the home look presentable and for potential buyers to see the house without your clutter so they are able to imagine themselves and their own possessions in there. De-cluttering the home will enhance the presentation of a property during viewings and increase the value and likelihood of a sale. If this seems like a daunting task GB Liners offers an inspired de-clutter service, they will clear away and store clutter during the sales period then re-deliver it in conjunction with the main move to the new property. The service is proven to reduce the length of time a property remains on the market.

Presentation

The first thing any potential buyer will see is your front garden or stairwell; make sure it is clean and tidy, free of litter bins and weeds. Invest in a nice, large pot plant to place on the front step or just outside your front door. Take advice from brand new houses, all of which are painted in neutral colours. It is important to remember that not everyone’s tastes are the same, what you might like may put others off.

Do your research

Thoroughly research estate agents and preferably go for one on recommendation. You should be looking for an agent with a high record of sales rather than one that puts a high price on your property.

Organisation

Compile a professional looking file containing all house documentation. Things like warranties on double glazing, conservatories or porches; proof of works or invoices for things like roofing or re-painting; service agreements for boilers; heating systems etc. Prospective buyers will be impressed that you have gone to the effort and are able to easily locate this information and prove what has been done on your property.

Be prepared for a quick move and be prepared to break the chain

You may get an offer on your home before you’ve finalised somewhere new. Don’t let this stop you from taking a good sale. Have a possible storage facility and rental property option lined up in case of this occurrence.
